Highly recommend this hotel. We expected small rooms in Venice, so were amazed at the very spacious room here including large beautifully tiled bathroom & our own little private courtyard! Hotel garden was lovely to relax in. Breakfast was included and lovely. In a good, not too busy part of Venice, but easy to walk everywhere.

Great location and wonderful staff
The hotel is 15 minute walk from the train station and 15 minutes from the Accademia. It is a great location as you can walk even to Rialto, S. Marco and other great spots from here (if you love walking of course!). Staff was corteous and nice (loved Giorgia). They were very willing to give information and help. Breakfast was nice and with a great view of the S.Sebastiano Church. The room (on the ground floor) is nice and spacious.

Good location, clean rooms with
Good location, clean rooms with relatively modern facilities. One room (no. 11) has a serious mould smell. We raised the issue at reception at check out but this was considered normal and no apologies were even attempted. TV has practically only Italian channels (from the little Italian I understand they are close to the American standards, i.e. pretty bad); TV5 did not work in either of the two rooms we booked. Breakfast is OK, but to my surprise the coffee was quite ordinary. If you arrive after 10:45 pm we will need a water taxi (at least 50 euro).

san sebastiano garden hotel, dorsoduro,
easy to get to from vaporetto stop; convenient for restaurants in the area. It takes about 20 mins to get from S. Basilio to San Marco and about 1.5 hrs to get to airport via vaporetto.

buy a travel card if you intend to travel via vaporetto as it's much cheaper. recommend doing an organised tour of tourist spots as then you can queue jump!
