With your own transport, in my case a bike, this hotel is excellently placed for access from outside town, yet also easy access to the centre. Staff could not have been more friendly, helpful or polite. The restaurant was excellent. The whole very well maintained and presented.

2 nights in Edinburgh

The hotel is elevated giving lovely views and a great spot to watch the sunset. It is around 15 mins bus ride from the centre but buses go from right outside the hotel very regularly (there are fairly steep steps which could be a problem for some). The staff are young and couldn't have been more helpful; the beds were changed daily. The place itself is a little 'tired' and in need of modernisation but there is a cosy bar, computer in the lobby with wifi and a bistro right next door offering good and inexpensive meals. The hotel restaurant is more pricey but has a full menu which looked good. The breakfast in the morning could not be faulted, you name it, it was available. This is not a swanky place but, given the cost, was ideal for our short trip away. I took a Texan friend and he loved it!

Sightseeing tip: Short drive from hotel

There are many tourist bus rides but for £3.50 you can buy a day's ticket and just hop on and off as you please. If you don't fancy the walk up to the castle catch the 11 then the 35 buses and gently stroll up The Royal Mile to the wonderful castle.

Very Nice Value

We didn't know what to expect from this hotel but were pleasantly surprised upon arrival. It was about half of the price of a similar rated hotel closer to city center/Royal Mile but very well located. The hotel isn't as new or as modern as some people would like but we found it charming and quaint. The staff was very helpful in helping us to get around the city and generally trying to accommodate us. The hotel is adjacent to a bus stop which allows you to use Edinburgh's excellent bus service. It was 15 minutes (off peak) to the base of Edinburgh Castle/Prince Street and about 45 minutes to Leith to see the royal yacht Britannia. One way fare to the base of the castle was £1.40 for adults. Day passes cost £3.50 for unlimited travel. Children were half those costs. Taxi fare to the airport cost about £20-22 and took about 20 minutes. Breakfast buffet was the basics (for Scotland) with both hot and cold items. Additional items available off of the menu which we did not try. The property also owns the pub next door which had good food and more variety than a typical pub. Prices were pretty much in line with other pubs and while they don't normally do takeaway, they specially prepared us an order to take a meal back to our room. The wi-fi worked very well, there were newspapers and maps available at the front desk each morning and plenty of hot water in the bath. All in all, the hotel met exactly what we were looking for: something up from a B&B but since we were going to be out and about much of the waking hours, we didn't need, nor want to pay for, a lot of extravagance. We will certainly stay here again.

Functional

Nothing negative except the central heating radiator was very dirty around the floor area. It was great for the purpose that we required it for a place to lay our heads at night. Breakfast was extensive and very tasty. Staff were helpful when we were lost. Doorman was most unpleasant when a family member came back to the hotel in the early hours of the morning.

Best Experience so far!

The good: first of all, Edinburgh is so awesome, I want to move there. The hotel looks like a castle outside and inside is very well taken care of. With the exception of the night receptionist, the whole staff was very nice and helpful. Our room had a beautiful view, was VERY spacious and we had all that we needed. The bus stop is literally down the steps and it is a 10 minute ride to the city center. The bad: NO ELEVATOR. So it was not fun pulling our suitcases to the third floor. No Air conditioning (although it is cold enough in Edinburgh) so we had to open the windows, which face the street, so it was pretty noisy.

Money-saving tip: Short walk from hotel

Buy a day bus pass! Instead of paying 32 pounds for a hop-on hop-off, you get it for around 6 pounds for the whole day! Right down the street from the hotel there is a laundrette, so instead of paying 5 pounds for the hotel laundry to dry clean a tshirt, you can do one load (washing and drying) for 4.50.
