Edinburgh House
Initially checked in to room with two twin beds (which was what I had booked/wanted). Was asked to move to a smaller room with one twin bed the next day, which entailed repacking. Room was tiny, lacked adequate hangers or drawer space, and had no place to sit but the bed.

Time-saving tip:
Short walk from hotel
Take the bus to the main areas (Princes Street etc.) of Edinburgh. Bus stop is just across the street, and a day pass is 3 pounds. Much cheaper than taxis!

Edinburgh House Hotel
The family that owned the hotel is great! These people are supernice! They were curteous, helpful, friendly and always available to answer questions. Plus, they have a very sweet 6-months old baby -- a lovely little girl. And you won't believe this: They refused an extra tip, saying it was too much.

House Hotel in Edinburgh fantastic
We did not arrive at the hotel until about 1 in the morning, but the couple that run the hotel were awake, had our reservation and the rooms all ready. It was nice having the tea in the rooms. We reserved 2 single rooms, but when we got there we were given rooms with 2 and 4 beds. The one with the four beds had it's own bathroom, the oe with the 2 beds shared with one other room as far as I could tell. We did not get up in time for the continental breakfast served from 730-0900, but the owner gave us free tea and coffee. The bus stop is right across the street from the hotel and took us to the city center for 1.20 pounds each. The hotel is not close to the airport or city center, but it is a very short and easy bus ride. The rooms were clean and the towels were fresh. Overall I was very impressed.

Money-saving tip:
Short walk from hotel
Bus #11 comes just across from the hotel every 10 minutes during the daytime, but more information would be needed if you want to go at night.

I would rate this as a 1-2 star
I would rate this as a 1-2 star hotel. The staff were very nice and very helpful. It wouldn't be the most modern hotel and had the look and feel of a converted house. It was ideal for us 3-4 lads on a weekend in Edinburgh when we didn't care too much for comfort. If you are looking for a decent enough roof over your head for the weekend this is perfect. If you are taking your boyfriend/girlfirend for a romantic weekend away I wouldn't suggest this place. If your not pushed about luxury comforts and price is your main thing then this is perfect.

My girlfriend and I stayed here
My girlfriend and I stayed here last weekend and we found the Edinburgh House Hotel an ideal hotel for our needs. Great location (25 mins walk from Prince's street). Lots of places to eat nearby. Lovely warm, friendly, helpful staff. A warm clean spacious room. Adequate continental breakfast in a pleasant breakfast room. And a very good rate. It's a 3 star hotel so don't expect luxuary, but if you want a servicable hotel in a good location with staff with personality this is a good option.

I think that hotel was good for
I think that hotel was good for the price. Pros: Breakfast is a buffet and had a good assortment. There are rooms are clean, good. Five cup of coffee and tea are also available in each room. Bad point: Towels smelled. Also, there were not enough restaurant near the hotel. The hotel is far from the center, so I recommend returning to the hotel after dinner.
