Perfect for our purposes - we were out all day and managed to get a good night's sleep. The Breakfast Buffet was a decent meal at a reasonable price. We chose this for the location and it did not disappoint for convenience.

We reserved a nonsmoking queen room with sofa bed. They gave us the room right next to the office. #1 It did not have a sofa bed and #2 it REEKED of smoke (or coverup of smoke, I should say). The girl working the desk rolled a cot into the room. I was preturbed that they didn't give us the type of room we requested and then told her that this was not a nonsmoking room. She walked in and said she didn't smell anything... I asked her if she smoked. She pretended she didn't hear the question and I asked it again. She said "Yes, but I haven't smoked today." I said, "You smoke; that's why you don't smell it!"
Anyway, she again said they had no other rooms available but she could find us another location and we said Please Do! We ended up staying at the Extended Stay at 85th in Lenexa. Much better experience there!

Sorry, but I've gotta' tell the truth. This place was definitely disgusting. No hair dryer, no shampoo. The fold out sofa was FILTHY, and the frame was broken, but what the heck, there were no linens or pillows anyway. The chair in the living area was threadbare and had holes in the arms. We happened to have a sleeping bag in the car and the kids always travel with a blanket and pillow. If we wanted clean towels, we had to take the dirty ones to the front desk for an exchange. There were two 17" TV's; however, only one remote. Guess what? It didn't work. The refrigerator worked fine and there was a table with two chairs. In other words, spend an extra $20 and keep searching. This place might be OK for a construction worker for a couple of weeks, and who would go home on weekend.

As one of the cheaper hotels in the area don't expect a 5 star resort. But for the price this was a great stay. Rooms were very clean, beds were comfortable, breakfast was good, and the pool and hot tub were a nice bonus.

We were in town for our sons wedding and several of the wedding party stayed at this hotel. We found it perfect for our needs and the satff was super friendly. If there had been a swimming pool at this location it would have been perfect. But as it was, we still give it and A!

Did not like the fact that the hotel manager would not grant me credit because I wanted to check out a day early. Was there for my daughter's softball team playing at nationals and they lost, so we did not need the room the last day. Called Orbitz and talked to manager (what a jerk). I guess in the future, I will not book through Orbitz if checking out early is an option.

The hotel is great! Everyone on staff was friendly and helpful. The pool was great, laundry facilities were appreciated and the breakfast is terrific (and a big money-saver with a family).

Comfortable Clean Place

This was the perfect location as it was close to my parents home and close to the highway to get downtown or to overland park. Grocery stores, walmart and gas stations are fairly close.
The staff was friendly and the great thing about extendedstay is that it has a kitchen which is great if you are tired of eating out and want to cook a quick meal!
I highly recommend this place if you are looking for a place to stay home away from home.

Economia! The only thing I can hold against them is that the parking lot needed vacumed. For a biz layover it will do. The pool is closed. So, nothing for kids.

Value Place is an extended-stay hotel. Our rates are priced for a minimum one week stay, and are not adjusted to a daily rate if the stay is less than one week. When your stay goes into the next week, another weekly rate is charged. However, even though many people decide to stay with us for months, many guests staying less than one week find us less expensive than traditional hotels. Room fees and a 100.00 USD refundable deposit are due at time of arrival. The 100.00 USD deposit is charged upon move in even if the room is placed on a credit card hold. Deposit is refunded at move out pending no damages or owed charges. Front desk hours of operation are Monday-Friday 9AM-6PM, Saturday 10AM-2PM and closed Sunday. After hours move-in must call extension 500 and the safety attendant will be paged to assist guests. In accordance with the City of Lenexa ordinance, all studios are non-smoking. It took a long time to check in. You have to confirm the inventory of items in the room, including number of hangers. You have to give 24hr notice to check-out. No staff on site during the weekend. It took them almost 3 weeks, and one phone call, to credit the $100 deposit back to my credit card. May be great for extended stays (bare,bare bones room), but really sucked for an overnight stay. Nothing else was available, so really wasn't any other option.

Not great but not bad for the price

We were visiting friends & family in the area. We always stay there and usually have no problem. This time there were maintance problems with leaking tub faucets and a door that even the desk clerk had trouble getting open. But staff was very nice and tried to fix the problems quickly. We will give them another try next trip.
