Quiet location with great staff

While the hotel is a long walk into the centre of Venice, it is only a few stops on the water bus and is a peaceful haven from the tourists crowds around St Marks square. Clean modern rooms, helpful staff, great breakfasts. Would highly recommend

Nice Change

This was my 20th trip to Venice and so we decided to go a bit off tourist. What a great quiet location- BUT vaporetto stop just a minute away gave easy access to all the hotspots. Most nights we walked back to hotel in 20-30 minutes depending on wine consumption!!! Staff superb. We had a small problem with toilet flush button sticking but was fixed soon after we reported it despite it being a weekend.

Lovely hotel, convenient location

Friendly and helpful staff. Excellent breakfasts. Quiet location but still within easy reach of St Marco. Only issue was aircon didn't seem to work very effectively but room cooled when we opened the window.

Birthday trip

Great hotel to stay in, not central but less than a minutes walk from the st elena bus stop which affords you a great trip down the grand canal to reach it, staff we're very friendly and there was an excellent choice of food for breakfast. Hotel was very clean and tidy, would definitely recommend.

enjoyable golden wedding annerversary vacation

We enjoyed our stay as this hotel is clean & quiet, located in a predominantly residential area & very close to the St Elena vaporetta stop (No steps!). There is a grass & tree area at the waterside nearby, ideal for shade & relaxing after the crowds of venice. Buy a vaporetta pass which enables you to hop on & off. There are 6 vaporetta lines that stop at St Elena so you don't have to wait long. It takes about 10 mins by vaporetta to the St Marks area. There are 3 cafe's/trattorias nearby but you will need to walk or go by vaporetta to get a larger choice. The buffet style breakfast is well stocked but a message to the catering manager: The 2 slice toasting machine is very slow & causes a hold up or people aborting having toast at breakfast, please buy a new faster & larger capacity machine.

Awful room

It was ok. Excep the room was full of fluff and the bed linen wasnt changed and the room wasnt any bigger than a child's bedroom at home. Food was ok but a bit limited menu. Service was good and the location is quiet and with easy access to waterbus and centre of the city.

great location

nice quiet location, very easy to get to by water taxi from airport, a pleasant 20min stroll and you're at san marco square, or hop on the water taxis a 5 min walk from the hotel, and it's before they get to the busy stops so you can get a good position for views of the grand canal. hotel breakfast included was great hot & cold buffet, cereals and giant bowl of fruit that kept getting re-filled (especially enjoyed the fresh pastries and cakes), and the food choices accomodates for adults and children. only 2 problems - all the lights go on in the bedroom when you open the door - which isnt very practical if one person / child has gone to bed before the others. would have been convienant to have a toliet on the same floor as the restaurant / bar - but wouldn't stop me from visting again tho. the local Spritz aperitif drink v nice & aim to eat gelato every day of your trip :O)

Comfortable but distance to the centre is a drawback

This hotel doesn't look quite so smart "in the flesh" as it does on the pictures but everything is clean and comfortable, breakfast is excellent with a big choice and the staff are friendly and generally helpful. The big disadvantage is the location, which is quite pleasant and quiet but the additional long walk is very unwelcome after what is typically a very tiring day in a crowded city. Worth getting an ACTV pass just for the "commute" as the Sant'Elena stop is very close by.
