All in all, I would give this 3.5 to 4 out of 5. The staff, the breakfast and the location are all excellent. However, the room is a little tired. The shower fixing was broken and the light above the (windowless) bathroom mirror was useless. Looking around the room, the furniture has certainly seen better days. It surprised me that the cleaning staff or guest hose owner hadn't picked up on this. Having said that, the bed was comfortable and the room temperature was fine. Another plus is that the guest house will issue a parking permit to allow free street parking. It's a real pity that the room's fixtures and fitting had been left to deteriorate.

Reasonable B&B excellent breakfast

Pros: It's location and it's excellent breakfast
Cons: The rooms are a bit tired and could do with a facelift.
Location: It is very close to the centre of York and you can walk to almost anywhere within reason. The only time we caught a bus was to go to the Races.
This is close to the centre of town and all attractions are easily accessible. The breakfast is excellent and the staff are very friendly and efficient. However if you are in one of the three attic rooms the space is limited and the ceilings are sloping and low.

Too noisy for me.

Pros: The close proximity to the town.
Cons: Soundproof the walls.
Location: Very close to town, with convenience stores, pubs, and cafes even closer.
This hotel is very well situated within very easy walking distance of the town center and all the attractions. The staff are very friendly and hard working and our room was very clean and well equipped with hair dryer, iron and board, plenty of plug sockets and even an extension lead. Breakfast was more than adequate and well cooked. Parking is not an issue as you are given a street permit during your stay. The reason for the lower scores were purely because the walls are so thin we could hear the guests in the next room. We could hear everything they said which was really annoying and spoiled it for us. You can also hear the shower and the extraction fan in the next room. We were aware of this so were as quiet as we could be so as not to disturb any one, even not using the tv as they would have heard this however low we had the sound, however, we were not given the same courtesy by the other guests who banged doors and spoke loudly even when coming in late, so for this reason we were glad when it came time to leave just to get some peace and quiet. This would make me think twice before staying here again which is a shame.

Very welcoming and helpful. The hotel was within easy walking distance of the city centre. Breakfast very good. All in all a very enjoyable stop over.

Convenient location. 10 mins walk to the Minster.

I had a single room in the attic space. Although small, there was still room for an en suite which was cleverly squeezed in. I think you might struggle in this bathroom if you were a big person but as a little person it was manageable. I stayed in November and the weather was chilly. There was an electric radiator in the room to supplement the central heating if required. I did use it and was comfortably warm. Whilst the fabric of the guest house and decor looks a bit tired, the provision was very good. Cooked breakfast was very nice and staff very welcoming. I'd be happy to stay there again.
